So here’s the deal – rent prices in Austin have been all over the place these past few years, and if you’re looking for an apartment in Austin, you’ve probably felt a whirlwind of emotions. One month prices are up and the next month they dip!  Trying to figure out what’s “normal” can be  confusing, plus adding in the fact that rent is usually your biggest monthly expense, oh and yeah… paying for it can feel hard (and sometimes a little unfair, if we’re being honest).

While some sites give a typical average, we wanted to share data based on what we’re actually seeing locally.   Here’s a breakdown of the average rent prices in Austin based on our data:

1 Bedroom: $1,433

2 Bedroom: $1,896

3 Bedroom: $2,395

These numbers reflect the real-world rent prices people are paying right now, across a variety of neighborhoods and building types, all the way from from newer high rises in downtown to more affordable spots further out.

Why Austin Rent Prices Look the Way They Do

Location – Downtown Austin and areas near major tech hubs inevitably means higher rent prices. Meanwhile, neighborhoods a little further out like Cedar Park, Pflugerville, Round Rock, or Buda often offer more budget-friendly options.

Unit Size and Type – More sqft = more money

Amenities and Building Age – Newer apartments with gyms, pools, and community spaces push rent up, where older buildings with less up to date amenities are typically lower in pricing.

Market Trends – After years of rapid growth, Austin rent prices have started to stabilize slightly, giving renters more leverage to find deals.

Know Your Neighborhood – Places like East Austin and Mueller offer great amenities at slightly lower prices than central downtown.

Consider Unit Size – A 1-bedroom might save you hundreds per month compared to a 2-bedroom.
