What to pay attention to while touring your perspective apartments

The time has come! Your agent has got your tours set up & you’re ready to hit the ground running. Before you get out there, there are a few things you’ll want to keep top of mind while you’re out touring! It’s easy to get caught up in the fancy amenities and beautiful appliances, but the last thing you’ll want is to not pay attention to the details that truly matter to YOU. Let’s get into it!

What direction does your unit face?

This one is super easy to overlook, especially considering what time of day you tour! You may be in a well-lit unit, but it may also be 4 p.m., the peak hour for lighting in that unit. Don’t be deceived! If you’re looking for morning light, you’ll want to prioritize a west-facing unit. Prefer afternoon light? Stick to the east-facing units!

Questions to ask yourself:

Do you need morning light to stay productive working from home?

Do you like sleeping in & want your unit dark af in the am?

How large is the furniture you already have?

If you’re planning to bring your current furniture, you will want to measure some of your essential items before heading out on tour. Keep these measurements in a note and bring a tape measure to ensure you can fit your prized possessions. Factoring in the items you already have is also a great way to keep your moving costs down if that’s top of mind for you!

Questions to ask yourself:

Are you planning on bringing your furniture with you?

Are you willing to part with items for the right space?

Is there Central Air or Ceiling fans?

Considering Denver reaches 100 degrees almost every summer, you’ll want to keep central air in mind while searching. Before heading out, make sure you know what your preference is. To take it even further, ask yourself, would you be willing to forgo central air? Don’t take this decision lightly. The last thing you want to do is move into your unit and instantly regret your decision.

Questions to ask yourself:

Are you a hot or cold person?

Can you manage with just a ceiling fan?

If you have pets, do you need any accommodations for them?

Having a pet can come with some additional needs – have you taken a moment to consider these? Some properties offer pet relief stations on different floors, while others will have a designated pet run. Some even provide pet wash stations, which could save on grooming fees – is this a priority for you? Spend some time imagining what this looks like for your lifestyle.

Questions to ask yourself:

Is there a pet relief station at the building? / On my floor?

Is there a pet wash station?

Are your walkability/ transportation needs met?

Every neighborhood is different, so before selecting an area of choice, make sure you take some time to look into its transportation options. Better yet, consult your agent! Since they’re experts on the Denver market, they can help you find the neighborhoods that meet your transportation needs.

Questions to ask yourself:

Is the property walkable to places that make your life easier, such as a grocery store or pharmacy?

Is there local transport available close by?

Is parking available? Is it a price you’re willing to pay?

Are there provided amenities that you NEED?

A lot of properties will woo you with their amenities- but don’t let this fool you! Ask yourself, will I actually use this? And more so, will I use this more than once?? Or consider what your unit does or doesn’t offer. If you have a bike but no balcony, is bike storage available? Do you love grilling a juicy steak but don’t have a balcony big enough to fit a grill? See if the property has communal grills to serve your grill master needs.

Questions to ask yourself:

Does the gym fit your needs? Could you cancel your gym membership?

Is the pool a good size for the building size?
