Society SoCo(South Austin)
This South Austin newbie is currently pre-leasing for May move-ins and offers residents studio, one, two, and three-bedroom apartment options. Apartment features include 10-foot ceilings (anyone else love vertical space like we do?), large walk-in closets, and techy features like smart locks and wifi thermostats. Not to mention, the location off South Congress is fabulous and you’re a mile away from Texas staples like H-E-B and Whataburger, and Austin classics like the Little Darlin’ and St. Elmo Brewing.
Property amenities include a resort-style pool, an on-site dog park for the pooches, and an office hub with individual offices for optimized remote workspaces. The property will also feature Peloton bikes and TRX fitness equipment, which definitely sets it apart from other apartment gyms. Pricing at Society SoCo currently starts at $1,285 for studios, $1,405 for one-bedroom units, $1,804 for two-bedroom units and $2,515 for three-bedroom units.
The property is offering a move-in special of one month free, so get connected with a Smart City agent to get effective pricing!
Davies Ranch (Tech Ridge)
Brand new to Tech Ridge, Davies Ranch brings forth a level of luxury and space for an exceptional lifestyle unsurpassed in the area. The property opened in February and is currently leasing one, two, and three-bedroom units, and phase two of the property will be opening in April! Just in time for the warmer months, Davies Ranch will feature a salt-water swimming pool and on-site dog park with a self-grooming station to cool the pups off after running around.
Davies Ranch is conveniently located only 20 minutes from downtown Austin, is close to the Greenbelt and H-E-B, as well as the Harris Branch Dog Park. Not to mention, it’s the perfect spot for tech industry folks looking to move closer to work. Pricing for units at Davies Ranch starts at $1,115 for a studio after specials and goes up from there. Depending on your lease term, the specials just get better and better. They also offer preferred employer discounts on fees!

The Magnolia at Crestview (North-central Austin)
(See header photo)
If North Lamar sounds like your cup of tea, this just might be perfect for you! The Magnolia at Crestview is currently pre-leasing 115 studios, one, two, and three-bedroom apartment units. The property is planning for its first round of move-ins to take place at the end of March and will offer 111 more units in June as phase two of the property approaches completion. If you chat with them, they’ll tell you they’re a tech-driven community, offering key fob apartment entry, NEST thermostats, a butterfly callbox system allowing tenants to actually see their guests upon gate entry!
The property will also be offering tenants, what they call, Spruce Services in the form of cleaning and dog walking. Speaking of our furry friends, The Magnolia at Crestview doesn’t currently have any breed restrictions! Residents (and pups of all sizes) will also be able to enjoy the tranquil on-site garden, rooftop deck with downtown views and stacked waterfall pool (minus pooches jumping in the water). Like many newer Austin residences, they’ll also offer a co-working space equipped with two conference rooms for meetings!
Pricing starts at $1,330 for studio units, $1,480 for one-bedroom units, $2,125 for two-bedroom units and $2,550 for three-bedroom units. Plus, they’re offering one month free on top of that! Move-in specials are the best, can we get an Austin-amen?
Urbana at Goodnight Ranch (Southeast Austin)
Who here has ever heard of a “YardHome™?” Urbana has started building out properties featuring standalone homes (with the rental flexibility apartments offer) with yards. Think of it as a tiny home of sorts (except not that tiny)! Urbana at Goodnight Ranch is the first of what they say will be “many YardHome™ projects!” The YardHomes™ will offer one and two-story one, two and three-bedroom floorplan options for renters.
Even though each YardHome™ is a single-standing unit, residents still have all the amenities typical properties offer – a fenced pet park and washing station, community pool, bike repair station, and has lots of outdoorsy options, too! We’re talking a 3-mile walking trail, catch and release pond, and horseback riding trails. Each home also features Ring security doorbells.
Pricing for one-story one-bedroom YardHomes™ starts at $1,395; one-story two-bedroom YardHomes™ starts at $1,695 and two-story three-bedroom YardHomes™ start at $2,250.
Elysium Grand (North Austin)
This property will offer residents in North Austin luxury living and amazing neighborhood features. Elysium Grand will have one, two and three-bedroom floor plans available to lease, 94 units of which are prioritized for veterans and affordable housing. It’s always a plus to find properties implementing those things! Not to mention you’ll have easy access to the Balcones community pool, plus lots of nearby shopping and good eats. We’re all for that combo.
Pricing will be available to the general public soon, but if you want to get a headstart and learn more about how you can get (virtually) touring at Elysium Grand, get connected with a Smart City agent!
