Four new Austin apartments blazing the market this summer
**Specials and pricing updated November 2020**
Summer is officially here, Austin! Summer Solstice has come and gone and days seem to feel much longer with all this extra sunlight. The start of summer also marks the beginning of the busiest time of year for apartment properties and renters. Even as things have shifted as a result of stay-at-home orders and calls for extended social distancing, we’re finding that the busiest time of year to move is still the busiest time of year to move!
With the demand for apartments in Austin soaring upward, and ultimately maintaining the price of supply (aka apartments), keeping an eye on newer properties could serve as the best way to find the best apartment deal. The reason for this is that since demand is higher and supply is lower this time of year, apartment properties have less of an actual need to draw prospective renters in through varied pricing, and specials; renters naturally venture in on their own. New properties, however, would ideally like to lease up vacant units as soon as possible since they’ve got less tenure in the market, thus, offering new tenants optimized pricing and move-in specials.
If your lease is up within the next 60 days and you want to survey the market before considering to renew your current lease, keep an eye on these four new Austin apartments hitting the market this summer.
The Conley (Leander)
Anyone down to ditch rent until 2021? We think you’ve earned it. The Conley is currently running a move-in special of no rent until January 2021 if tenants lease between now and the end of the year. If your current lease isn’t up until January or February 2021, this is the perfect opportunity to do two things – lockdown effective monthly rates that are lower than in summer months and give yourself the opportunity to move in overtime. Sounds like a great set-up to us!
Leander has been dubbed the fourth-fastest-growing city in Texas, and we can see why! The up and coming northeastern extension of the Austin metroplex features beautiful parks and outdoor trails, and neighbors Cedar Park, Round Rock and Georgetown. Brand-spanking new, The Conley apartments sit right off 183, close to Brushy Creek Metropolitan Park & Southwest Williamson County Regional Park, near the Leander MetroRail and soon-to-be-completed Northline downtown district. On-site amenities and in-unit finishes include a 24-hour gym, dog park and wash station, quartz countertops, stainless appliances, and yard options. Not to mention, no age, weight, or breed restrictions for dogs, which can be hard to find in the city sometimes!
Rates at The Conley start st $1,055 for studio units, and range to $1,850 for three-bedroom units. According to our neighborhood guide to Northeast Austin, these rates are right on par with neighboring apartment communities before any applied move-in specials. Rhythm (Cedar Park)
Following the map right down to Cedar Park, Rhythm sits boasting cool in-unit color schemes, upgraded finishes like farm sinks and wine coolers; and on-site bike storage, car charging stations, and co-working space. The location is actually about five minutes south of true Cedar Park, which means residents are even closer to central Austin. This new property is also close to Lakeline Mall and just a short drive from Brushy Creek Metropolitan Park for easy shopping and outdoor adventures!
Studio unit rates start around $1,000; one-bedroom units start around $1,670 and two-bedroom units start around $2,465, plus the property is offering a move-in special of one month free on certain floor plans! That means effective monthly rent can drop between $545 and $840 PER MONTH.
Pricing like that put Rhythm at a competitive advantage to surrounding properties because it’s newly built and never-before lived in! If you’re interested in getting more information about pricing and availability, we can help.

The Marlowe (East Riverside)
Picture it – a centrally-located midrise with sweeping views of the city and Lady Bird Lake, and a rooftop pool to end the summer in. Sounds nice, right? The Marlowe is East Riverside’s newest addition and will be welcoming it’s first-ever residents come August. Take the boardwalk to get to work in downtown, hop on a paddleboard to cool off from the summer heat, or quickly navigate to I-35 for activities and errands that are less walkable. If amenities are more your area of focus, The Marlowe comes lavishly equipped with a 24-hour gym and Peloton™ spin room, pet spa with a bathing station and dryers, and bike and kayak storage and service area. Not to mention, in-unit finishes such as “marble-effect” quartz countertops, floor-to-ceiling and 8-foot picture windows, carpet-free flooring throughout.
Starting rates for The Marlowe are $1,695 for one-bedroom units and $2,890 for two-bedroom units. They’re also offering new tenants $1,000 off select floor plans that can be split over the first two months. That’s essentially $500 off the first two full months of rent payments!
