It’s early September but ‘hello, snow?’ Well, good news, Starks, winter is not yet coming (iykyk); but, fall is! A change in seasons also reflects a change, or upcoming change, in the apartment market. How apartment pricing works is that it fluctuates daily based on supply and demand – seasons in which more renters are looking to move (spring and summer) create a shortage in supply (available units on the market), ultimately affecting pricing.
The same goes for the opposite side – seasons in which fewer renters are looking to move (fall and winter) allow for available units to sit on the market longer, also ultimately affecting pricing and move-in incentives. One of the ways we like to educate renters on the ebbs and flows of the market is by highlighting new properties in Denver! PRO TIP: one way to get very competitive effective pricing (the amount you pay/month after move-in specials are applied) is through new properties. Since they’ve been on the market for a shorter period of time, they have more vacancies they want to fill, so moving incentives are typically strong no matter what moving season it is!
So, without further ado, and before you have to go Google “best apartment deals in Denver” or “Denver’s newest apartments,” here’s the full scoop on four of Denver’s latest and greatest properties hitting the market this fall.
Modera LoHi (LoHi)
Expected to open their doors to residents in October, Modera LoHi sits conveniently near downtown and in the midst of fabulous LoHi eateries such as El Five, Uncle, and Little Man Ice Cream. The property will offer tenants in-unit finishes such as Smart home technology, big windows for natural light, and a refined, crisp kitchen aesthetic. Property amenities will include an all-seasons resort-style pool, pet and bike wash, ski lockers, and a rooftop deck with stunning views of LoDo and Coors Field that would make anyone reconsider the lease they’re in!
Modera LoHi features studio, one and two-bedroom units and is currently pre-leasing. The Alcott (Jefferson Park/Lower LoHi)
Yet another Downtown Denver dream property. The Alcott boasts some serious one and two-bedroom accommodations. First of all, pricing for this new property/neighborhood is already fairly competitive. Before move-in specials are applied, one-bedroom units start at $1,665 and two-bedroom units start at $2,525. Then, depending on the length of your lease agreement, new residents could be looking at savings in the form of $500-$1,000, one month free or 6 weeks free, plus a year of free parking!
Every unit has, what’s referred to as, an effective floor plan (meaning most every inch of square footage can be used/occupied) and balcony space. The heated outdoor pool and hot tub area provide panoramic views of Downtown and units feature stainless steel appliances, lots of bathroom and kitchen storage, and spacious walk-in closets. Aspire 7th & Grant (Capitol Hill/Gov Park)
Situated near Cherry Creek, Wash Park, and the Denver Art Museum, Aspire 7th & Grant offers residents ease of access to tons of local hotspots in Capitol Hill. The price point for units here is a little higher considering its location is prime for someone looking to be in the heart of the city. It’s nestled close to Sloan’s Lake Park, Larimer Square, Metropolitan State University of Denver, University of Colorado, and Community College of Denver. Plus, in-unit finishes crisp counter and cabinet finishes, Nest thermostats, full-size washer and dryer, and keyless entry.
