Compared to other seasons, more leases are up for renewal during the summer months and more renters are looking to move. Since ebbs and flow of market pricing are heavily based on supply and demand, pricing during the summer months fluctuates within a higher price-point.
The summer season causes a spike in demand, so properties don’t have to offer as many specials and incentives to gain renters’ interest or market competitiveness. Those things just take care of themselves! All this to say if your lease is up during the summer months this year, one of the best ways to get a great deal is to keep tabs on newer properties still trying to fill larger amounts of vacant units.

Back to talking about the new kids on the block – Here are four of Houston’s newest apartment properties:
Broadstone Sawyer Yards (Lower Heights)
Wondering what the heck ‘Lower Heights’ means? It’s essentially the area surrounding I-10 and Studemont and development of the area has been non-stop the last 2-3 years! Nestled perfectly central to everything in the Lower Heights and Washington Ave is Broadstone Sawyer Yards. The new property boasts unbeatable city views in the majority of its units, showcasing sweeping landscapes from downtown to the bayou and Washington Ave to Rice Military.
Most units feature quartz countertops with brick backsplashes and under-mount sinks, wood plank flooring, gas range stoves, and entryway mudrooms. The property itself hosts lush lawn areas and an on-site dog park, a prime fitness studio, and a seventh-floor pool deck with obstructed views of downtown.
