If you already live in Nashville, it’s probably no surprise why people are flocking to this little Tennessean city from larger metros across the country. Nashville offers residents an array of legendary music hot spots and museums, and a central location to a multitude of outdoor activities. Plus, it offers the perfect balance of a super-localized city vibe without major hustle and bustle that accompany other large metropolitan areas.

About the Nashville apartment market

The average rent in Nashville as of January 2021 is right under $1,400/month, a recorded two-percent decrease from what it was between 2019 and 2020. The majority of apartments for rent in Nashville range from about $1,000/month to $1,500/month. That’s just a smidge higher than the majority of average rent in the neighboring cities of Knoxville and Louisville, but about flush with Chatanooga, Tennessee, and Atlanta, Georgia.

Listen, though – finding a great apartment at an appealing price doesn’t have to require a crazy-extensive search. If you’ve ever read one of our Smart City New Property blogs before, you know that we love to share one very specific little secret with apartment renters…check out new apartment properties!

Every apartment market ebbs and flows based on supply and demand. Seasonality shows that more renters move during the spring and summer months, causing rent prices to be higher (+ demand, – supply). Fewer renters move during the fall and winter months, so rent prices are typically lower at those times (- demand, + supply). When it comes to new apartment properties, vacancies are higher at first, so move-in specials typically offer new tenants a glow-up in rent!

If there’s anything we love more than finding a great deal on apartments for our clients, it’s sharing about new-builds and accompanying specials in the cities we serve! Music City, you’re up – here are four of our favorite newer apartments for rent in Nashville!

The Hillson

Brent-ioch (border of Antioch and Brentwood)

the Hillson Nashville

First up – The Hillson. We love to tour clients here because of how unique the property is. It’s got all the distinct farmhouse finishes to which Nashvillians are drawn. Units host mesh and white metal pendant lighting, white, tiled kitchen backsplashes; lots of windows to attract natural light, and wood-plank flooring that boasts character. Not to mention community amenities such as a 24-hour fitness and yoga/cross training center with a ‘Fitness on Demand’ kiosk, poolside game lawn and bocce ball court, and on-site pet park to earn tenants all the bragging rights.

Units at The Hillson start around $1,300 for a one-bedroom unit, $1,600 for a two-bedroom unit, and $2,000 for a three-bedroom unit. The new property is also hosting a move-in special of one month free, reduced app and admin costs, and a Visa gift card for all tenants who move-in by the end of April! Bells Bluff

West Nashville

This riverfront property joined the Nashville scene in 2019. Situated next to Green Door Gourmet and Nashville West Shopping Center, Bells Bluff is home to easy-breezy living! Property views include a riverfront pool overlooking the Cumberland River and lush panoramics of Bells Bend Conservation. It also hosts a mile-long, on-site walking trail and fitness on-demand workout options. Units boast sought-after features such as white subway tile backsplashes, light kitchen finishes, oversized windows, and wood-plank flooring.

Bells Bluff Nashville

Bells Bluff hosts studio, one, two, and three-bedroom layout options with starting rates ranging from $1,299 to $2,375. According to our West Nashville neighborhood insights, those prices are right on par for the neighborhood, except for the three-bedroom starting rate (the layout makes it worth it, though). If you’re trying to apply just in time to capture that special of one to two months free, hit us up! Our free apartment locators will get you touring ASAP.

Novel West

West Nashville

Okay, yes, we’re on the upswing of the pandemic and social distancing is still very much a thing, but can we take a moment to acknowledge that Novel West has an on-site social club with a music stage? We’ll be wishing we lived here next time we want to have an epic movie night.

This 2020 West Nashville addition boasts crisp-af finishes like white and grey kitchen color schemes, modern pendant lighting, flawlessly-mixed countertop stone combinations, and large windows. One of our favorite features, though, is how private all the balconies feel! With all the time we spend in our apartments these days, things like that become seemingly more important.

Novel West is currently offering a move-in special of up to 8 weeks free and rates start at $1,326 for studio units, $1,515 for one-beds, $1,989 for two-beds, and $2,435 for three-bedroom units. Starting rates are a bit higher than other properties in the area, but this is where move-in specials come in handy! Move quickly to take full advantage of this one.

Broadstone Stockyards

Downtown Nashville

Talk about a historic building glow-up…Broadstone Stockyards transformed the old Nashville-Union Stockyards Building into a tasteful rendition of premier Downtown living. Not to mention the building is actually NGBS Green Certified which is a double-win since just living in an apartment gets you kudos with Mother Earth, much less a “green” apartment.

Units at Broadstone Stockyards include finishes such as expressive kitchen backsplashes, open floor plans, mud-benches at every main entryway, and multiple color scheme options. We’re talking large walk-in showers, art deco bathroom tiling, and soaring windows – the whole lot. Be sure to pay special attention to the building’s original chandelier when you enter the lobby to tour!

Studio units start at $1,486; One-bedroom units start at $1,615 and two-bedroom units start at $2,435. The property is also offering new tenants up to six weeks free on certain lease terms, plus a free night’s stay for the on-site guest suite!
