Summer is officially here, Houston! That statement in itself is almost laughable because whether you’re a Newstonian or have lived here for a while, you’ve accepted the fact that it feels like summer the majority of the year. But, we digress – a change in seasons brings forth a change in the apartment market.
Summer is typically stamped as the industry’s busiest time of year and we’re finding that even with stay-at-home orders and calls for extended social distancing, this remains true in 2020! Compared to other seasons, more leases are up for renewal during the summer months and more renters are looking to move. Since ebbs and flow of market pricing are heavily based on supply and demand, pricing during the summer months fluctuates within a higher price-point. Since the business of the season accuses a spike in demand, properties don’t have to offer as many specials and incentives to gain renters’ interest or market competitiveness because those things take care of themselves! All this to say if your lease is up during the summer months this year, one of the best ways to get a great deal is to keep tabs on newer properties still trying to fill larger amounts of vacant units.
Even if you’re considering renewing your current lease, keeping an eye on the properties listed below will help you survey the market before making a final decision. If you’re new to the city and need a starting place to survey what’s out there and figure out pricing, bookmark our ‘Houston Neighborhoods’ page so cross-referencing is easy!
Back to talking about the new kids on the block – Here are four of Houston’s newest apartment properties:
Broadstone Sawyer Yards (Lower Heights)
Wondering what the heck ‘Lower Heights’ means? It’s essentially the area surrounding I-10 and Studemont and development of the area has been non-stop the last 2-3 years! Nestled perfectly central to everything in the Lower Heights and Washington Ave is Broadstone Sawyer Yards. The new property boasts unbeatable city views in the majority of its units, showcasing sweeping landscapes from downtown to the bayou and Washington Ave to Rice Military. Most units feature quartz countertops with brick backsplashes and under-mount sinks, wood plank flooring, gas range stoves, and entryway mudrooms. The property itself hosts lush lawn areas and on-site dog park, prime fitness studio, and seventh-floor pool deck with obstructed views of downtown.
Starting rates for Broadstone Sawyer Yards are $1,344 for one-bedroom units and $2,183 for two-bedroom units. The property is featuring varied move-in specials depending on floor plan selection that can save renters 4-5 weeks of rent, lowering their effective monthly rate! If this piques your interest, or you’d like to know what else is available in The Heights, text us: (713) 482-1323.
Alexan Lower Heights (Lower Heights)
Another Lower Heights star child – Alexan Lower Heights sits right off I-10 between everything at Sawyer Yards and Studewood and features refined finishes like keyless entry, Nest thermostats, cool and warm color schemes, and floor-to-ceiling tiling in the bathrooms and rain showerheads. Alexan Lower Heights hosts on-site amenities such as spin center and yoga studio with outdoor stretching patio, bike storage with repair station, dog park and pet salon with grooming tables. Plus, this property has a dope little secret residents can uncover for themselves (or one of our locating agents can tell you what it is).
Starting rates for studio units are around $1,630; $1,695 for one-bedroom units and $2,415 for two-bedroom units, which is pretty on par with new-property-pricing in The Heights. They’re also offering up to two months free on select lease terms that can be prorated within the first 6 months of paying rent. Not sure what all that means? No worries – if you give us a call and let us know you’re interested in finding out more about a property in this blog, your free agent will give you all the details! (number listed above)
The Dacoma (Timergrove)
Nestled in the elbow of Highway 290 and I-610, The Dacoma brings a colorful spout of chic beachy vibes to the Houston apartment market. The property features amenities such as a large outdoor Biergarten and hammock park, expansive fitness studio, and pool with plush surrounding cabanas. Units boast dual-toned kitchen cabinetry, expressive lighting elements, and lots of large windows for natural light. Since the property is placed just outside the loop, pricing is prime, as is the closeness to everything in The Heights and soon-to-be shopping center right up the street.
Starting rates at The Dacoma are $1,158 for one-bedroom units and $1,728 for two-bedroom units. After applied move-in specials, rent comes down to pricing that’s very competitive for the neighborhood (except you get a brand new apartment).
The Mill (N. Spring/ The Woodlands)
Let’s talk “location!” The Mill is located just north of Spring, close to The Woodlands and all the hot spots off I-45, including Market Street where there is an abundance of shopping and fine dining, and the Exxon campus. Units feature warm wood plank flooring and chestnut-colored cabinetry with open floor plans, giving each space “homey” vibes. Move-ins start in July, but the property is currently pre-leasing with a special of two months free on select lease terms!
Rates start around $1,057 for one-bedroom units and $1,434 for two-bedroom units after the special has been applied which, if you cross-check that with neighborhood averages, is a deal!
