The summertime scoop on four new apartments in Houston

Summer is officially here, Houston! That statement in itself is almost laughable because whether you’re a Newstonian or have lived here for a while, you’ve accepted the fact that it feels like summer the majority of the year. But, we digress – a change in seasons brings forth a change in the apartment market.

Summer is typically stamped as the industry’s busiest time of year and we’re finding that even with stay-at-home orders and calls for extended social distancing, this remains true in 2020! Compared to other seasons, more leases are up for renewal during the summer months and more renters are looking to move. Since ebbs and flow of market pricing are heavily based on supply and demand, pricing during the summer months fluctuates within a higher price-point. Since the business of the season accuses a spike in demand, properties don’t have to offer as many specials and incentives to gain renters’ interest or market competitiveness because those things take care of themselves! All this to say if your lease is up during the summer months this year, one of the best ways to get a great deal is to keep tabs on newer properties still trying to fill larger amounts of vacant units.

Back to talking about the new kids on the block – Here are four of Houston’s newest apartment properties:

Broadstone Sawyer Yards (Lower Heights)

Wondering what the heck ‘Lower Heights’ means? It’s essentially the area surrounding I-10 and Studemont and development of the area has been non-stop the last 2-3 years! Nestled perfectly central to everything in the Lower Heights and Washington Ave is Broadstone Sawyer Yards. The new property boasts unbeatable city views in the majority of its units, showcasing sweeping landscapes from downtown to the bayou and Washington Ave to Rice Military. Most units feature quartz countertops with brick backsplashes and under-mount sinks, wood plank flooring, gas range stoves, and entryway mudrooms. Alexan Lower Heights (Lower Heights)

Another Lower Heights star child – Alexan Lower Heights sits right off I-10 between everything at  Sawyer Yards and Studewood and features refined finishes like keyless entry, Nest thermostats, cool and warm color schemes, and floor-to-ceiling tiling in the bathrooms and rain showerheads. The Dacoma (Timergrove)

Nestled in the elbow of Highway 290 and I-610, The Dacoma brings a colorful spout of chic beachy vibes to the Houston apartment market. The property features amenities such as a large outdoor Biergarten and hammock park, expansive fitness studio, and pool with plush surrounding cabanas. Units boast dual-toned kitchen cabinetry, expressive lighting elements, and lots of large windows for natural light. The Mill (N. Spring/ The Woodlands)

Let’s talk “location!” The Mill is located just north of Spring, close to The Woodlands and all the hot spots off I-45, including Market Street where there is an abundance of shopping and fine dining, and the Exxon campus. Units feature warm wood plank flooring and chestnut-colored cabinetry with open floor plans, giving each space “homey” vibes.
