Smultering Houston temps have finally dipped and we can officially say it’s fall *we all rejoice.*

Based on year-over-year market insights, this is actually one of the smartest times of year to move or consider entering into an apartment lease. Leasing your next apartment in the fall/winter often means optimal pricing and enhanced move-in specials because fewer people move during this time of year!

Something else that brings about an array of pleasantly surprising price-for-location or price-for-finishes are new properties. Since they’re new to the market, they’re looking to lease up vacant units quickly, thus offering more enticing price points and new-tenant specials. New properties are something to keep an eye on year-round in order to find some of the best apartment deals in Houston, Texas.

The easiest way to do this is by subscribing to our ‘new property and apartment deals’ emails so they land directly in your inbox. Then, when you’re ready to move in or to Houston, let us know! Until then, here’s a list of five new apartments in Houston, Texas along with starting rates and exclusive move-in specials.

The Montrose at Buffalo Bayou (Montrose)

Montrose is easily one of Houston’s most sought-after neighborhoods in which to live. We get it- it’s home to a number of local eateries and boutiques, and hosts some of the city’s apartments with the highest walkability ratings!

It’s also home to the brand new Montrose at Buffalo Bayou apartment property. This Montrose Boulevard addition boasts units complete with wine fridges, gas stoves, Wolf appliances; as well as Google Nest thermostats, and gorgeous duo-tone cabinets! The property is still wrapping up finishing touches on the amenities of the property which will feature a pool with sweeping views of Downtown, a zen common area complete with yoga, meditation, and Bocce ball spaces, and a poker room in the club area.

The Montrose at Buffalo Bayou is currently offering new tenants two months free prorated throughout their lease term. This means that starting rates for studios drop from $1,800 to $1,500 net effective each month; one-bedrooms drop from $1,995 to $1,662 net effective each month; and two-bedrooms drop from a starting rate of $3,030 to $2,525 net effective each month. When it comes to price-for-location, that’s fairly competitive with other properties nearby, except this baby is brand-spankin’ new!

Use one of the 3 ways listed at the bottom of this blog to get more information on available units, pricing, and specials at The Montrose at Buffalo Bayou!

Alta Med Main (Med Center)

Let’s cut to the chase – if you’re looking to live inside the 610-loop for as close to $1k per person as you can get, Alta Med Main is calling your name! The Houston Medical Center typically hosts apartment pricing that’s more competitive than other inner-loop neighborhoods in Houston overall, but Alta takes the cake. Studio units here start at $905, one-bedroom units start at $1,095 and two-bedroom units start at $1,922.

Finishes, features, and amenities most alluring to this new Med Center property are the solar shade window treatments, chef-inspired kitchens, and the two-story gym with Echelon Mirror, and sky lounge. Plus, they’re offering a special of 6-months free for their Wizz Cribs package inclusive of a smart thermostat, plugs, light switches, and a voice assistant ($35/monthly value).

Price-wise for a new property, inside the loop, minutes from Brays Bayou, NRG Stadium and everything on Main and Old Spanish Trail, this is one of the best deals on the apartment market in Houston. We actually just posted Alta Med Main on our Instagram where we feature Houston’s best apartment deals – give us a follow and DM us next time one catches your eye!

Taylor Heights (Lower Heights)

Taylor Heights might be one of the optimally-located properties on this list. It sits smack-dab between Downtown Houston, everything in the Heights, a Target and Chick-fil-a (HELLO), and the hustle and bustle of everything on Washington Ave. It also backs up to Sawyer Yards, the drive-in, and Buffbrew! When it comes to in-unit finishes, tenants also get the special option of choosing either white or grey finishes styles depending on the floor plan they like.

Taylor Heights is currently running move-in specials that can save you up to $300/month on your rent! After applying move-in specials, starting rates for studio units at Taylor Heights come to about $1,205; one-bedroom units start around $1,354 and two-bedroom units start close to $2,193. In our opinion, competitive pricing might be the second-to-best selling point, though.

Taylor Heights is actually managed by a division of Lennar Homes which means residents get a $250 credit from every rent payment made at any LMC property to go toward a down payment on a Lennar home. This is a unique program, especially if becoming a first-time homebuyer is on your radar!

15th Street Flats (Heights)

This latest Heights addition sits right off Shepherd Drive, across from Heights Beer Garden, down the street from pretty much every Heights food staple, and a couple of blocks from H-E-B. The 15th Street Flats property rests in a prime Heights location and will feature a rooftop pool that’ll leave you feeling like you’re floating above the noise of the city. The property also features refined matte black hardware finishes, oversized windows, wine fridges in select units, and an outdoor kitchen complete with a pizza oven!

When it comes to starting rates, 15th Street Flats features lower pricing than that of its neighboring competition. One and two-bedroom floor plans start at $1,374 and $2,250 after move-in specials are applied. The property is currently offering move-in specials of 6 or 8 weeks free, so if you’re interested in locking down prime Height pricing, we’re your connection!

BONUS: Broadstone Timbergrove (Timbergrove)

This was a new-market gem that officially joined Houston back in April. We wanted to share it with you now because it’s a brand new property and they’re still featuring move-in specials that are worth knowing about!

Broadstone Timbergrove is tucked into the nook of 610, I-10 and 290, and backs right up to a neighborhood. So, even though it’s just minutes from local favorites such as Karbach Brewery, King’s Beer Haus, the Barking Pig, and everything on 19th, it boasts the calmer side of city vibes. The pool and courtyard space feel very private and the property is home to an immaculate two-story fitness center complete with both conventional and CrossFit equipment, and Echelon fitness mirrors and spin bikes.

Broadstone Timbergrove is currently offering 6 weeks free on starting market rates of $1,330 for their one-bedroom floor plans and $2,050 on their two-bedroom floor plans. With the applied special, net effective starting rates drop to $1,164 for one-bedroom units and $1,794 for two-bedroom units!
